What is a Building Recertification Inspection?
When a building or structure reaches forty years of age from its initial construction date, it is required by law to undergo a safety inspection. This is called a “Milestone Inspection”. The purpose of this inspection is to minimize structural building failures, avert disaster and prevent significant financial losses. The city’s code compliance department will send property owners a Notice of Required Inspection. Owners are given 90 days from the date of this notification to have their buildings properly inspected. If an inspection report finds that a building or structure is not safe, the property owner will be required to correct any deficiencies and may be subject to fines and penalties.
The current inspection program is unique to Miami-Dade and Broward counties but it is likely that other counties will implement similar requirements based on their experience. This will result in an influx of milestone inspections which could strain the city’s corps of inspectors, engineers and plan reviewers.
At a town hall meeting on Tuesday night, Boca Raton Mayor Scott Singer said the city is working to add new inspectors and engineers in order to deal with the anticipated influx of milestone inspection requests. In addition to adding new staff, he proposed changing the inspection process. This would include providing a Notice of Recertification up to two years before the due date and performing more extensive investigations.

Building Type
As noted in Section 8-11(f) of the Miami-Dade County Code, all 40 year old buildings must undergo a building safety inspection by a Florida registered professional engineer or architect to determine whether they are structurally safe for continued occupancy.
